Measured Building Surveys in London
We produce measured building surveys across London, delivering accurate as-built floor plans, elevations and sections in CAD for architects, designers, landlords and occupiers. In a city built on refurbishment and fit-out rather than clearance, a measured survey of what is really there is where almost every London project starts, and it is the base layer every later decision sits on.
Scan Surveys produces measured building surveys across London and the UK. We survey the building using laser scanning, then draw the plans, elevations and sections from that measured data rather than from tape measurements and assumptions, so the drawings are consistent from sheet to sheet and traceable back to the capture.
The output is designed to drop straight into your workflow: correctly scaled, layered CAD you can begin designing on immediately, with the option of a full 3D or BIM model where the project needs one.
Measured building surveys in London: what is different
London construction is dominated by refurbishment, office fit-out and change of use rather than new-build on cleared land. That makes the existing building the starting point for almost everything, and it means the original drawings, where they survive at all, are often decades out of date after successive alterations. A measured survey replaces that guesswork with a reliable record of the building as it actually stands today.
The London office market runs on landlord and tenant works, where accurate as-built drawings underpin fit-out design, dilapidations and space records. Category A and Category B fit-outs both depend on knowing the real shape of the floor plate, the cores and the services zones, so the design can be developed with confidence and the works priced against measured reality.
London holds a vast stock of listed and period buildings, and recording them well takes care. Surveying from a laser scan captures complex, irregular historic fabric accurately and without contact, which suits conservation-area refurbishments and listed buildings where the geometry is anything but square and the fabric should not be disturbed.
- Refurbishment, office fit-out and change of use across central and inner London
- Landlord and tenant as-builts for Category A and B fit-out and dilapidations
- Space and floor-area records for property and facilities management
- Listed and period buildings with complex, irregular historic fabric
- Occupied buildings, surveyed out of hours where access is limited
What we deliver
Typical deliverables are scaled 2D CAD floor plans, internal and external elevations and sections, with roof plans, reflected ceiling plans and site plans added where required. Drawings are supplied as layered DWG and DXF, produced to a defined measured survey specification so the scope, symbology and level of detail are clear and consistent.
Because the drawings are produced from a survey-grade point cloud, we can also supply the underlying cloud or a 3D or BIM model built from the same capture, without re-surveying the building. On constrained or occupied London sites, that single-capture approach avoids the difficulty of getting back onto site a second time.
A survey you can plan around.
A clear, repeatable method on every job, so you know what is happening on site and what lands on your desk afterwards.
Scope
We agree the drawings you need, the level of detail, the scale and the CAD standard, and plan access around an occupied or constrained London building.
Capture
We survey the building on site using laser scanning, recording internal and external geometry from enough positions to remove blind spots.
Process
We register and clean the scan data, then draw the plans, elevations and sections from the point cloud to the agreed specification.
Deliver
We issue correctly scaled, layered CAD, with the point cloud or a 3D model alongside where the project requires it.
Questions we are asked about working in London.
Do you survey buildings outside London?
Yes. We produce measured building surveys across London and throughout the UK. London is a core area, but the same team and equipment travel wherever a survey is needed, so tell us the building and we will confirm attendance.
Can you survey an occupied London office out of hours?
Yes. A lot of London survey work is arranged around occupiers, and laser scanning captures the space quickly from static set-ups. Where access is limited during the working day, we survey in the evening or at a weekend to fit around the building’s operations.
Can you record listed and period buildings?
Yes. Surveying from a laser scan captures complex, irregular historic geometry accurately and without contact, which makes it well suited to London’s listed and period buildings and to refurbishments within conservation areas.
Can the drawings support floor-area and lease records?
Yes. Accurate as-built plans give a reliable basis for space and floor-area records used in property and facilities management and in landlord and tenant works. We agree the scope and level of detail with you so the drawings suit how the records will be used.
